Why you should get an Appraisal & Inspection?

We have over 25 years in the business and nothing proves to protect borrowers as much as the third-party valuation.  Whether you are buying or selling a home, you should have a professional home appraisal and inspection performed. 

A home inspection will look at the systems that make up the building such as:

  • Structural elements, foundation, framing etc
  • Plumbing systems
  • Roofing
  • Electrical systems
  • Cosmetic condition, paint, siding etc

If you are buying a home, you need to know exactly what you are getting. A home inspection, performed by a professional home inspector, will reveal any hidden problems with the home so that they may be identified BEFORE the deal is closed. Make sure the contract has an inspection contingency. Then, once you have submitted your Application to CML Lending, we will order an inspection of the property. When you receive the report pay close attention to the items marked for repair or replacement.  CML Lending will require all of these items to be addressed in your Scope Of Work.  If you aren't comfortable with what he finds, you should kill the deal or perhaps ask the seller for additional concessions
